Airbnb accountants in Swansea who keep every platform payout reconciled
Airbnb accountants Swansea hosts ring us when income lands from three platforms, none of it is reconciled, and nobody has told them how to pay themselves from it.
Most operators find out they were near the VAT threshold months after they crossed it. We agree a fixed fee in writing before we start, and tax investigation cover is included free for every client. Every HMRC investigation we have handled, we have won.
In one lineSupreme Consultants is an AAT licensed accountancy practice in Cardiff Bay that does the bookkeeping, VAT, accounts and tax for Airbnb and serviced accommodation operators in Swansea and across South Wales. Work is on a fixed fee agreed in writing before it starts, with tax investigation cover included free.
Check we’re the right fit
A few questions about your business. Mudassir replies the same working day.
Thank you Mud, your help and support with my VAT return is greatly appreciated. Always a prompt response and my difficult VAT return was quickly submitted and resolved. Would definitely recommend.
Are your Airbnb books in good hands? Three questions.
Answer with the buttons and you get a straight read on where you stand.
Question 1 of 3
Does your accountant reply the same working day?
Do you know your fee for the year will not change?
If HMRC wrote to you tomorrow, would they deal with it at no extra cost?
Three noes means nobody is watching your platform income or your turnover between filings. Start the check and Mudassir reads your answers the same working day.
Start the checkYou are in a reasonable position, but one of those gaps is the one that costs money later. Start the check and we will tell you which.
Start the checkYou are well served and there is nothing here you need to act on. Read the guides if you want a second view on the VAT threshold.
Read the guidesWhat you get
Tax investigation cover included free
If HMRC opens an enquiry into your letting income, we deal with it and you pay us nothing extra. Other firms sell this as an add-on for £300 to £1,000 a year.
Every platform payout matched to a booking
Airbnb and Booking.com pay you after their fees. We reconcile payouts to bookings and the bank, so your income figure is the real one.
A fee you know before we start
Agreed in writing. Ring us when a payout or a cleaning invoice looks wrong and it costs you nothing.
What Swansea hosts tell us when they call
These are the three things we hear most from serviced accommodation operators.
“Income comes in from three platforms and none of it is reconciled, so I guess at the figures.”
The guess ends up on the tax return. That is the figure HMRC looks at if it asks.
“I do not know whether I am near the VAT threshold now that I run four properties.”
Cross it unnoticed and the VAT is owed on bookings you have already taken and spent.
“Nobody has told me how to pay myself from the rent-to-rent side of this.”
Money comes out with no record behind it and turns into a director’s loan at the year end.
What changes once we take it on
Payouts are reconciled by property every month. We watch your rolling turnover and tell you before you reach the VAT threshold. You get the deadlines for the year mapped out, and a number to ring that never appears on an invoice.
How this compares with a once a year arrangement
Both approaches file your accounts. The difference is what happens in between.
A general accountant who sees you once a year
Accounts arrive months after the year end
Platform payouts entered as one lump sum
Investigation cover sold as a yearly add-on
Questions answered when there is room in the diary

Eight questions about your letting set-up
A yes means it is covered already, a no means it is worth a conversation.
Are your Airbnb and Booking.com payouts reconciled to bookings each month?
Net payouts hide the platform fee, so gross income and costs both go in wrong.
Do you know your rolling twelve month turnover today?
That number decides when you have to register for VAT.
Are cleaning and laundry costs recorded against the right property?
Per property figures show you which unit actually makes money.
Do you hold the management agreement for every rent-to-rent property?
The agreement decides whether the rent you pay the landlord is your cost or a pass through.
Is there a record behind every transfer you make to yourself?
Without one it becomes a director’s loan at the year end.
Has anyone checked whether your properties meet the furnished holiday let conditions?
The tax treatment follows the conditions, and they changed.
Do you get your accounts in time to use them for a mortgage or finance application?
Lenders want filed accounts, and late ones hold up a purchase.
If HMRC asked about your platform income, would someone deal with it for you?
The platforms report what they pay you, so the question does get asked.

I just want to say a big thank you to Mudassir for all the advice, guidance and help he has provided whilst dealing with my accounts and tax returns. From start to finish the service has been excellent and professional. Unlike other accountancy firms they provide a friendly personalised service, I was very clear on the process and was even provided with additional guidance where needed. Highly recommended!

Airbnb accountants Swansea: questions people ask
What do Airbnb accountants in Swansea charge?
We work on a fixed fee agreed in writing before any work starts. What it covers depends on how many properties you run, how many platforms pay you and whether you are VAT registered. Calls, meetings and emails are never charged on top, so ringing us about a payout that looks wrong costs you nothing.
How do I switch from my current accountant?
You answer the questions on this page and Mudassir replies the same working day. If we are a fit, we agree the fee, complete your ID checks and write to your current accountant for your records, so you do not have to make that call. HMRC and Companies House then authorise us as your agent.
What happens if HMRC writes to me about my Airbnb income?
Send us the letter and we deal with HMRC for you. Tax investigation cover is included free for every client, so there is no extra bill from us for handling an enquiry, and every HMRC investigation we have handled we have won. We cannot take on a business already late in an HMRC investigation.
Do I have to change my accounting software?
No. We work with the cloud software you already use. If you want to move to Xero we do the migration free, connect your bank feed and set the records up for Making Tax Digital. The choice is yours and the fee we agreed does not move because of it.
Do I need to visit your office, or can Airbnb accountants in Swansea work remotely?
Most of the work is done remotely, with everything sent and signed online. Our office is T206 Titan House in Cardiff Bay if you would rather sit down with us. Over 90% of our clients are in South Wales, so we know the Welsh rules that firms outside Wales miss.
When does an Airbnb host have to register for VAT?
Once your taxable turnover over any rolling twelve months passes the HMRC registration threshold, you have to register. Short term holiday letting is standard rated, so your platform income counts towards it. We check your rolling turnover every month and tell you as you get close, so registration happens on time.
