Accountants for holiday lets who reconcile every platform and file on time
Accountants for holiday lets usually get the first call when the money from three platforms stops matching the bank and nobody has reconciled a payout since spring.
Most owners we meet are unsure whether they are near the VAT threshold, and nobody has told them how to pay themselves from the properties. We sort both. Tax investigation cover is included free for every client, and every HMRC investigation we have handled, we have won.
In one lineSupreme Consultants is an AAT licensed accountancy practice at Titan House in Cardiff Bay. It does the bookkeeping, VAT, year-end accounts and tax for holiday let and serviced accommodation operators across South Wales, on a fixed fee agreed in writing before work starts, with tax investigation cover included free for every client.
Check we’re the right fit
A few questions about your business. Mudassir replies the same working day.
Thank you Mud, your help and support with my VAT return is greatly appreciated. Always a prompt response and my difficult VAT return was quickly submitted and resolved. Would definitely recommend.
Is your holiday let income in good hands? Three questions.
Answer with the buttons and we will tell you where you stand.
Question 1 of 3
Does your accountant reply the same working day?
Do you know your fee for this year will not change?
If HMRC wrote to you tomorrow, would your accountant deal with it at no extra cost?
Three noes means the basics are not covered and the next VAT or Self Assessment deadline will show it. Start the check and Mudassir reads your answers and replies the same working day.
Start the checkYou are in a reasonable position, and one of those gaps is worth a conversation before your next filing date. Start the check and tell us which one it is.
Start the checkYou are well served and there is no reason to move. Read the guides if you want a second view on platform income and the VAT threshold.
Read the guidesWhat you get
HMRC dealt with at no extra cost
Tax investigation cover is included free for every client. Other firms sell it as an add-on for £300 to £1,000 a year.
Every payout reconciled to the bank
Airbnb, Booking.com and direct bookings go into one set of books, with cleaning, linen and management costs sitting against the right property.
You know the fee before we start
The fee is agreed in writing. Ringing us about a platform statement or a VAT question costs nothing.
What holiday let owners tell us on the first call
These are the three things we hear most from owners running properties across South Wales.
Income comes in from three platforms and none of it is reconciled against the bank.
Gross bookings, platform commission and payouts get mixed up, so the profit figure on the return is wrong.
I do not know whether I am near the VAT threshold with these properties.
Owners cross the line mid-year and find out months later, when the bill has already built up.
Nobody has told me how to pay myself from this, or what to put aside.
The first Self Assessment bill in January lands as a surprise and the cash has already been spent.
What changes once we take it on
We put every platform into one set of books and reconcile the payouts monthly. You get a figure for what you owe and when, before the deadline rather than after it. When something lands from HMRC, you send it to us and we deal with it.
How this compares with a general accountant
Plenty of good accountants do holiday lets as a sideline; here is where the difference shows.
A general accountant who sees you once a year
Platform statements handed back for you to total up
VAT threshold checked after the year end
Calls and emails added to the next invoice
Investigation cover sold as a yearly add-on
With Supreme Consultants
Airbnb and Booking.com payouts reconciled monthly
We tell you when the VAT threshold is coming
A fixed fee agreed in writing, calls never charged
Investigation cover and Companies House ID verification free
Eight questions about your holiday let set-up
Answer these honestly and you will know whether your books are doing their job.
Are Airbnb and Booking.com payouts reconciled to the bank each month?
Platform payouts are net of commission, so the bank figure is never your income.
Do you record gross booking income rather than what lands in the account?
Recording the payout alone understates both income and costs on your return.
Do you know how close you are to the VAT threshold today?
The threshold is measured on a rolling twelve months, not your accounting year.
Are cleaning, linen and management costs allocated to each property?
Without that split you cannot tell which property actually makes money.
Do you have a signed management agreement for any rent-to-rent property?
The agreement decides whose income it is and how it is taxed.
Is money put aside each month for the January tax bill?
Setting a percentage aside monthly stops the payment on account catching you out.
Does your accountant reply to you the same working day?
A week of silence during an HMRC query costs you the response window.
Is tax investigation cover already included in what you pay?
Most firms sell it separately at £300 to £1,000 a year.

Reviews from clients
Thank you Mud, your help and support with my VAT return is greatly appreciated. Always a prompt response and my difficult VAT return was quickly submitted and resolved. Would definitely recommend.
I just want to say a big thank you to Mudassir for all the advice, guidance and help he has provided whilst dealing with my accounts and tax returns. From start to finish the service has been excellent and professional. Unlike other accountancy firms they provide a friendly personalised service, I was very clear on the process and was even provided with additional guidance where needed. Highly recommended!

Getting started
Four steps, and you can stay out of the conversation with your old accountant.

- Week one
Records moved across for you
We complete your ID checks and write to your current accountant for the records. HMRC and Companies House authorise us as your agent.
- First month
Past returns and deadlines checked
We go through your past accounts, tax returns and HMRC records. Unclaimed reliefs, payments on account set too high and penalties worth appealing turn up here.
- By ninety days
How you pay yourself settled
We sit down with you on how you take money out of the properties and on the bookkeeping set-up. You know what is coming up and who to call.
Who we are not right for
We do not take on CIS construction subcontractors.
We do not do charity accounts.
We cannot take on a business that is already late in an HMRC investigation.
If you are outside that list, start the check and Mudassir will tell you straight whether we can help.
Accountants for holiday lets: questions people ask
How much do accountants for holiday lets charge?
We agree a fixed fee in writing before any work starts, based on the number of properties, the platforms you use and whether you are VAT registered. It does not move during the year. Calls, meetings and emails are never charged on top, so you can ring us about a platform statement without watching the clock.
Can I switch to you from my current accountant?
Yes, and you do not have to make the call. We write to your current accountant for the records, complete your ID and anti-money laundering checks, and get authorised as your agent with HMRC and Companies House. The handover and the first month carry no separate charge.
What happens if HMRC writes to me about my holiday let income?
You send us the letter and we deal with HMRC for you. Tax investigation cover is included free for every client, so there is no extra bill from us for the enquiry work. Every HMRC investigation this practice has handled, we have won. We never promise an outcome on a live case.
Do I have to change accounting software?
No. We work with the cloud software you already use and keep your records up to date in it. If you want to move to Xero we do the migration free. If you are still on spreadsheets and bank statements, we will tell you what Making Tax Digital needs from you.
Do accountants for holiday lets deal with the VAT threshold?
We do. Holiday let and serviced accommodation income counts towards the VAT threshold on a rolling twelve months, so owners cross it mid-season without noticing. We watch the figure monthly, tell you before you get there, handle the registration and the scheme choice, then file the quarterly returns.
Will you do a one-off tax return for my holiday let?
No. We take on Self Assessment for directors, sole traders and partners who are ongoing clients, alongside the bookkeeping and accounts. We also do not act for CIS construction subcontractors, charities, or businesses already late in an HMRC investigation. We will say so at the first reply rather than later.
