How much do Airbnb accountants charge?

It depends on how many properties you let, whether you are VAT registered, how many transactions run through the platforms and how tidy your records are. Can you take over from my current accountant part way through the year?

Yes, and most of it sits with us. We send the professional clearance letter so your current accountant hands the records over directly, get authorised as your agent with HMRC and Companies House, and handle Companies House ID verification where it is needed. Your first month is free and Xero migration is included.

What happens if HMRC writes to me about my rental income?

Forward the letter to us the day it arrives and we take over the correspondence with HMRC. Tax investigation cover is included free for every client, so there is no extra bill for dealing with it. Every HMRC investigation we have handled, we have won. The earlier you bring us in, the more we can change.

Do I have to change my bookkeeping software?

No. We work with what you already use, whether that is a spreadsheet, the platform statements or an existing package. If you want to move to Xero we migrate you free as part of switching. We will tell you honestly whether a change is worth doing for the number of properties you run.

Do I need to register for VAT on Airbnb income?

Short term letting income counts towards the VAT registration threshold, and the test is a rolling twelve months rather than your accounting year. Hosts with several busy properties cross it faster than they expect. We track your turnover month by month and tell you before you reach it, then handle the registration and the returns.

Should I hold my Airbnb property in a limited company?

Sometimes, and sometimes personal ownership works out better. The right answer depends on your mortgage, your other income, how many properties you plan to hold and how long you intend to keep them. We work it through with your actual figures before you decide, rather than applying a rule of thumb.
