Rent-to-rent accountants: questions people ask
How much do rent-to-rent accountants charge?
We work on a fixed monthly fee, agreed in writing before any work starts. It depends on how many units you run, whether you are VAT registered, how many transactions come through the platforms and how tidy the records are. Calls, meetings and emails are never charged on top, so asking a question costs you nothing.
How do I switch accountants when I already have a portfolio running?
We write the professional clearance letter to your current accountant and collect the records, so you avoid that conversation. We complete your ID checks, get authorised with HMRC and Companies House, and handle Companies House ID verification at no charge where it is needed. Your first month with us is free.
What happens if HMRC writes to me about my short-let income?
Send us the letter and we take over the correspondence from that point. Tax investigation cover is included free for every client, paid for by this practice rather than sold as an add-on. Of every HMRC investigation we have handled, we have won. Bring us in early and there is more we can do.
Do I have to change my bookkeeping software?
No. We work with what you already use, and if you want to move to Xero we migrate you free of charge. Most rent-to-rent operators arrive with a spreadsheet and platform statements, and we are happy to start there while we tidy the setup over your first few months.
Is rent-to-rent income trading income or property income?
Where you take a lease and sell short stays with cleaning, linen and a changeover service, HMRC usually treats it as a trade rather than straightforward property letting. The treatment changes your VAT position, your accounts and how you pay yourself. We read your agreements and tell you where you stand before anything gets filed.
Do you work with operators outside Cardiff?
Yes. We are based at Titan House in Cardiff Bay and act for clients in Newport, Swansea, Caerphilly, Port Talbot, Barry and over the bridge in Bristol, plus some fully remote across the UK. One thing to note: we only act on an ongoing basis, so we do not take one-off returns.
