    Your fee agreed in writing

    You answer a few questions on the site and Mudassir replies the same working day. If we are a fit, we agree your fixed fee before any work starts.

  2. Week one

    Records moved across for you

    We complete your ID checks and write to your current accountant for your records. HMRC and Companies House authorise us as your agent.

  3. First month

    Past returns and payouts reviewed

    We go through your past accounts, tax returns and HMRC records. Unclaimed reliefs, payments on account set too high and penalties worth appealing turn up here.

  4. By ninety days

    You know your VAT position

    We sit down with you on how you pay yourself and on your bookkeeping set-up. Every deadline for the year ahead is mapped.

Who we are not right for

We do not take on CIS construction subcontractors.

What do Booking.com host accountants charge?

We agree a fixed fee in writing before any work starts, based on the number of properties, the platforms you use and whether you are VAT registered. Calls, meetings and emails are never charged on top. We do not publish figures because a single flat in Barry and a portfolio of six units are different jobs.

Can I switch accountants part way through the year?

Yes. You answer the questions on the site, we agree the fee, then we write to your current accountant for your records so you do not have to make that call. We complete the ID checks and get authorised as your agent with HMRC and Companies House in week one.

What happens if HMRC writes to me about my letting income?

You send us the letter and we answer it. Tax investigation cover is included free for every client, where other firms sell it as an add-on for £300 to £1,000 a year. One client came to us owing HMRC around £20,000 with no idea what for; we went through every line and much of it was cancelled.

Do I have to change my bookkeeping software?

No. We work with the cloud software you already use. If you want to move to Xero we do the migration free, and if you are keeping spreadsheets we will tell you honestly whether they will hold up once a VAT return is due.

When does a Booking.com host need to register for VAT?

Serviced accommodation is a standard-rated supply, so short-let income counts towards the VAT registration threshold in a way long residential lets do not. We track your rolling twelve-month turnover and tell you before you cross it, so you can decide on the next property with the figure in front of you.

Do you work with Booking.com hosts outside Cardiff?

Yes. Over 90 per cent of our clients are in South Wales, with Newport, Swansea, Caerphilly, Barry and Port Talbot after Cardiff, and Bristol over the bridge. Work is done remotely, in person at Titan House in Cardiff Bay, or a mix of the two, whichever suits you.
