Rent-to-rent accountants who answer the phone and fix the fee

Rent-to-rent accountants usually get called the week a VAT letter lands, or the month a fourth unit goes live and the platform payouts stop matching the bank.

Most operators we meet are running a handful of units and doing the books late at night in a spreadsheet. We take the VAT, the payouts and the year-end accounts off you for a fixed fee agreed before we start. Tax investigation cover is included free for every client.

In one lineSupreme Consultants is an AAT licensed accountancy practice in Cardiff Bay that looks after rent-to-rent and serviced accommodation operators across South Wales. It handles VAT, bookkeeping, payroll and year-end accounts on a fixed fee agreed in advance, and includes tax investigation cover free for every client.

Is your rent-to-rent set-up in good hands? Three questions.

Answer with the buttons, and nothing goes to your inbox.

Question 1 of 3

Does your accountant reply the same working day?

What you get

Tax investigation cover included free

If HMRC opens a check on your returns, we deal with the letters and you pay nothing extra for it. Every HMRC investigation we have handled, we have won.

VAT on short stays handled on time

Short-stay accommodation carries VAT, and rent-to-rent operators cross the threshold faster than they expect. We register you, file the returns and diarise every deadline for the year ahead.

Welsh rules read by people here

Over 90% of our clients are in South Wales. We spotted a Cardiff franchisee still paying full business rates through Covid because the council required an application, and recovered £10,000 for him.

What operators tell us when they first call

These are the three lines we hear most from rent-to-rent businesses in their second or third year.

  • “I took two more flats on in September and I have no idea where I stand on VAT.”

Registration gets backdated, and the VAT comes out of money already paid over to the landlords.

  • “I asked my accountant one VAT question, waited nine days, then got invoiced for the call.”

He stopped asking, and two years of returns went in without anyone checking the treatment.

  • “Airbnb, Booking.com and my direct bookings all pay differently and the bank never matches.”

The year-end took four months because the payouts were reconciled from scratch after the fact.

  • What changes once we take it on

The platform payouts get reconciled every month, so the VAT return is a short job rather than a weekend. Your rent to landlords, cleaning and linen costs sit where they belong in the accounts. You ring us when something looks odd and it costs nothing.

How a general accountant and we differ on rent-to-rent

Plenty of good accountants file year-end accounts well and have never handled a short-let portfolio.

A general accountant doing your year-end

Accounts arrive months after the year has closed.

VAT questions answered when they reach the top of the pile.

Calls and emails itemised on the invoice.

Investigation cover offered as a paid add-on.

With Supreme Consultants

A reply the same working day, every working day.

Platform payouts and VAT reconciled every month.

Calls, meetings and emails are never charged for.

Tax investigation cover included free, paid for by us.

Eight questions about your rent-to-rent books

Answer these honestly and you will know whether your current set-up holds up.

  • Do you know which month you crossed the VAT threshold?

Short-stay income builds quickly across several units and the date matters.

  • Are platform payouts reconciled to the bank every month?

Gross bookings and net payouts are different numbers, and the VAT follows the gross.

  • Is the rent you pay landlords recorded against the right units?

Unit-level costs tell you which agreements are actually making money.

  • Do you know whether your income is treated as a trade?

The treatment drives your accounts, your VAT and how you take money out.

  • Are cleaning and linen suppliers paid through the books, not your personal card?

Personal card spending is the most common reason a year-end takes months.

  • Do you have payroll running if anyone is on your books?

Cleaners and managers on a wage need PAYE and auto-enrolment handled.

  • Could you hand a lender a set of figures this week?

Management accounts make the next lease or the next unit a quicker decision.

  • Does your accountant reply the same working day?

A nine-day reply on a VAT question is how operators stop asking.

What we do for your rent-to-rent business

Accounts and the corporation tax computation filed together, with the reliefs you are entitled to claimed.

What happens when HMRC opens a check on a short-let operator

Operators holding rooms on leases they do not own get looked at, because the VAT and the ownership read oddly on paper. Every client of ours has tax investigation cover, paid for by us rather than sold on.

Clients described by type. Names withheld.

I just want to say a big thank you to Mudassir for all the advice, guidance and help he has provided whilst dealing with my accounts and tax returns. From start to finish the service has been excellent and professional. Unlike other accountancy firms they provide a friendly personalised service, I was very clear on the process and was even provided with additional guidance where needed. Highly recommended!

How switching to us works

Most of it happens on our side, and from yours it is largely a matter of saying yes.

  1. Before you join

    A free introductory chat

Tell us how many units you run and where the VAT sits. If we are not the right fit we will say so.

  2. Week one

    Fee agreed and handover done

We complete your ID checks, agree your fixed fee in writing and write to your current accountant for the records. You avoid that conversation.

  3. First month

    Past returns reviewed properly

We go through your accounts, VAT returns and HMRC record. This is where missed reliefs, payments on account set too high and appealable penalties turn up.

  4. By ninety days

Every deadline mapped for the year

VAT, payroll, accounts and corporation tax all diarised. We also talk through how you pay yourself out of the business.

Free handoverFree first monthFree move to XeroFree Companies House ID verification

Who we are not right for

We do not act for CIS construction subcontractors.

We do not take on charities.

We do not take on businesses already late in an HMRC investigation.

If none of those describe you, start the check and we will tell you where you stand.

Rent-to-rent accountants: questions people ask

How much do rent-to-rent accountants charge?

We work on a fixed monthly fee, agreed in writing before any work starts. It depends on how many units you run, whether you are VAT registered, how many transactions come through the platforms and how tidy the records are. Calls, meetings and emails are never charged on top, so asking a question costs you nothing.

How do I switch accountants when I already have a portfolio running?

We write the professional clearance letter to your current accountant and collect the records, so you avoid that conversation. We complete your ID checks, get authorised with HMRC and Companies House, and handle Companies House ID verification at no charge where it is needed. Your first month with us is free.

What happens if HMRC writes to me about my short-let income?

Send us the letter and we take over the correspondence from that point. Tax investigation cover is included free for every client, paid for by this practice rather than sold as an add-on. Of every HMRC investigation we have handled, we have won. Bring us in early and there is more we can do.

Do I have to change my bookkeeping software?

No. We work with what you already use, and if you want to move to Xero we migrate you free of charge. Most rent-to-rent operators arrive with a spreadsheet and platform statements, and we are happy to start there while we tidy the setup over your first few months.

Is rent-to-rent income trading income or property income?

Where you take a lease and sell short stays with cleaning, linen and a changeover service, HMRC usually treats it as a trade rather than straightforward property letting. The treatment changes your VAT position, your accounts and how you pay yourself. We read your agreements and tell you where you stand before anything gets filed.

Do you work with operators outside Cardiff?

Yes. We are based at Titan House in Cardiff Bay and act for clients in Newport, Swansea, Caerphilly, Port Talbot, Barry and over the bridge in Bristol, plus some fully remote across the UK. One thing to note: we only act on an ongoing basis, so we do not take one-off returns.
