Serviced accommodation accountants who answer the phone and fix the fee
Serviced accommodation accountants get called when the platform payouts, the cleaner invoices and the VAT position stop lining up, usually a week before something is due.
Most operators we meet run two or three units, a channel manager and an accountant who comes back next week. We agree a fixed fee in writing before we start, we never bill for a call, and tax investigation cover is included free for every client.
In one lineSupreme Consultants is an AAT licensed accountancy practice at Titan House in Cardiff Bay that acts for serviced accommodation operators across South Wales, handling bookkeeping, VAT, year-end accounts and HMRC correspondence on a fixed monthly fee agreed in advance. Tax investigation cover is included free for every client.
Check we’re the right fit
A few questions about your business. Mudassir replies the same working day.
Thank you Mud, your help and support with my VAT return is greatly appreciated. Always a prompt response and my difficult VAT return was quickly submitted and resolved. Would definitely recommend.
Is your serviced accommodation set-up in good hands? Three questions.
Answer with the buttons, and we will tell you where you stand without asking for your email.
Question 1 of 3
Does your accountant reply the same working day when you ring?
Do you know today what your fee will be for the whole of this year?
If HMRC wrote to you tomorrow, would they deal with it at no extra cost?
That is a real gap, and it tends to show up at the worst moment, usually when a letter arrives. The check takes a couple of minutes and tells us what to look at first.
Start the checkYou are in a reasonable position on most of it. There is one part worth a conversation, and the check is the quickest way to put it in front of us.
Start the checkYou are well served, and we would say so rather than pitch you. If you want to compare notes on how your units are reported, the guides cover it.

Tax investigation cover at no extra cost
It is included free for every client we act for. Every HMRC investigation we have handled, we have won.
A fee that does not move mid-year
We agree a fixed fee in writing before any work starts. Calls, meetings and emails are never added to it, so you ring us when a guest refund or a payout looks wrong.
Someone who knows the Welsh rules
A Cardiff franchisee came to us still paying full business rates through Covid because the council required an application nobody had mentioned. We spotted it in the first meeting and recovered £10,000.
What serviced accommodation owners tell us when they first call
These are the three things we hear most often from operators running units in Cardiff, Newport and Swansea.
“I took on a third unit in March and I still have no idea what I actually made on the first two.”
Decisions about the next lease get made on a guess. Operators sign for a unit that was never going to pay.
“A VAT letter came in August and my accountant replied to me in September.”
By then the window to respond politely had gone and the correspondence had turned formal.
“Cleaning, linen and platform fees all come out of different accounts and nothing reconciles.”
Year-end took four months, cost more than quoted, and two years of laundry invoices were never claimed.
What changes once we take it on
Your platform payouts, cleaning costs and card income are reconciled every month in Xero. You see what each unit earns rather than what the whole portfolio earns. Every VAT, payroll, accounts and self assessment date is diarised for the year ahead, so we chase you rather than the other way round.
How we compare with a general accountant
Plenty of high street firms do solid work for serviced accommodation operators. The difference is in how you are charged and how fast you hear back.

Eight questions on how your units are recorded and filed right now.
Do you know the profit on each unit separately?
Portfolio totals hide the unit that is losing money every month.
Are platform payouts reconciled to gross booking income?
Platforms pay you net of fees, so the fees need adding back before anything balances.
Is your rolling twelve month turnover tracked against the VAT threshold?
Crossing it unnoticed is the most expensive thing that happens to growing operators.
Are cleaning and linen invoices captured every month?
Cash paid cleaners are the costs most often missing from a year-end file.
Do you have a record of the furnishings you bought for each unit?
Without the invoices we cannot claim what you spent kitting the place out.
Is the property held personally or through a company?
The answer changes how the income is taxed and how you should take money out.
Do you have an agent authorisation in place with HMRC?
Without it your accountant cannot see what HMRC actually holds on you.
Is every filing date for the next twelve months written down?
Deadlines you have not diarised are the ones that attract penalties.
What we do for your serviced accommodation business
One fixed monthly fee covers the compliance work and the conversations that go with it.
All Who we help- Bookkeeping and reconciliation
- Platform payouts, card income, cleaning, linen and utilities reconciled monthly in Xero. We migrate you across free if you are on something else.
- VAT returns
- We track your rolling turnover against the threshold, register you when you get close, and file every return on time.
- Year-end accounts and tax
- Accounts, corporation tax or self assessment prepared together, with the reliefs you are entitled to claimed rather than left.
- HMRC correspondence
- Letters, checks and queries dealt with by us from the day they arrive. Cover is included free for every client.
- Profit and expansion advice
- Unit by unit numbers before you sign the next lease, and a plan for how you pay yourself from the business.
What our investigation cover means when HMRC writes to you
An operator with three units had HMRC query the VAT treatment of a block of platform payouts. We took over the correspondence, assembled the records and dealt with the officer directly.
Clients described by type. Names withheld.
- How it was found
- We carry the cost ourselves because the letter always lands when you are turning rooms around.
- What happened
- Every HMRC investigation we have handled, we have won.
Reviews from clients
Thank you Mud, your help and support with my VAT return is greatly appreciated. Always a prompt response and my difficult VAT return was quickly submitted and resolved. Would definitely recommend.
I just want to say a big thank you to Mudassir for all the advice, guidance and help he has provided whilst dealing with my accounts and tax returns. From start to finish the service has been excellent and professional. Unlike other accountancy firms they provide a friendly personalised service, I was very clear on the process and was even provided with additional guidance where needed. Highly recommended!
Friendly, nice 👌 , helpful and great all around
Difficult to describe as there are too many words that can be expressed for a wonderful accountant and their firm.
Definitely 🔝 and highly recommended in Wales 🏴 and throughout the UK for Accountancy and Tax Services

How switching to us works
You have one conversation and say yes; we handle the rest with your current accountant.
- Before you join
A free introductory chat
Tell us how many units you run and where things stand. If we cannot genuinely help, we will say so.
- Week one
Your fee agreed in writing
We complete your ID checks and send a professional clearance letter to your existing accountant, so they hand over your records directly. You avoid that conversation.
- First month
A thorough review of your filings
We go through past accounts, returns and HMRC records. This is where missed reliefs, payments on account set too high and appealable penalties turn up.
- By ninety days
Every deadline mapped for the year
VAT, payroll, accounts, corporation tax and self assessment all diarised. We also talk through how you pay yourself from the business.
Who we are not right for
We do not act for CIS construction subcontractors.
We do not take on charities.
We do not take on businesses already late in an HMRC investigation.
If none of those describes you, the check is the quickest way to find out where we would start.
Serviced accommodation accountants: questions people ask
What do serviced accommodation accountants cost?
You pay a fixed monthly fee agreed in writing before any work starts. It depends on how many units you run, whether you are VAT registered, how many transactions come through and how tidy the records are. We quote after the introductory chat rather than guess. Calls, meetings and emails are never billed on top.
How do I switch from my current accountant?
You say yes and we do the rest. We complete your ID checks, agree the fee, and write to your existing accountant for professional clearance so they pass your records to us directly. We also get appointed as your agent with HMRC and Companies House, and handle Companies House ID verification free where it is needed.
What happens if HMRC writes to me about my serviced accommodation income?
Send it to us the day it arrives and we take over the correspondence. We pull your records together, respond to the officer and keep you updated. Tax investigation cover is included free for every client, so you are not asked for anything extra when a check starts. Every investigation we have handled, we have won.
Do I have to change my bookkeeping software?
No. We work with what you already use, and if you want to move to Xero we migrate you across free as part of switching. Most operators find it easier once platform payouts and cleaning costs feed into one place, but it is your call and nothing changes without you asking.
Do you work with operators outside Cardiff?
Yes. We are based at Titan House in Cardiff Bay and act for clients in Newport, Swansea, Caerphilly, Barry, Port Talbot and across the bridge in Bristol, plus operators elsewhere in the UK who work with us fully remotely. You can meet us in person, work remotely, or mix the two.
Can you just do my self assessment return for the rental income?
We do not take on one-off self assessment or capital gains work. We look after clients through the year, so the bookkeeping, VAT and the return are all handled by the same people. If a January return typed up in isolation is what you want, another firm will suit you better.
