We complete your ID checks and write to your current accountant for your records. HMRC and Companies House authorise us as your agent.

Old returns checked properly
We go through your past accounts, tax returns and HMRC records. Unclaimed reliefs, payments on account set too high and penalties worth appealing turn up here.

We sit down with you on how you pay yourself and on your bookkeeping set-up. You know what is coming up and who to call.

What do accountants for property managers charge?
We quote a fixed fee in writing before any work starts, based on the number of properties you manage, whether you are VAT registered and how many people you pay. It does not move during the year. Calls, meetings and emails are never charged on top, so you can ring us about a landlord query without watching the clock.
Can I switch accountants part way through the year?
Yes, and you do not have to make the awkward call. We write to your current accountant for your records, complete your ID checks and get authorised as your agent with HMRC and Companies House. The handover and your first month carry no separate charge, and we pick the year up wherever it stands.
What happens if HMRC writes to me about my VAT?
Send it to us the day it arrives. We read it, answer HMRC and handle the correspondence for you, and tax investigation cover is included free for every client. Other firms sell that cover as an add-on for £300 to £1,000 a year. Every HMRC investigation we have handled, we have won.
Do I have to change my software?
No. If your property management system and your bookkeeping already work, we take your data as it comes. If you want to move to Xero we do the migration free. What matters to us is that the records reconcile to the bank each month and that your VAT records meet Making Tax Digital.
Do you only work with property managers in Cardiff?
We are based at Titan House in Cardiff Bay and over 90% of our clients are in South Wales. We act for managers and agents in Newport, Swansea, Caerphilly, Barry and Port Talbot, and over the bridge in Bristol. Work is done remotely, in person at our office, or a mix of both.
Is there any property work you will not take on?
We do not act for CIS construction subcontractors, we do not prepare charity accounts, and we cannot step into a case that is already late in an HMRC investigation. We also do not take one-off Self Assessment returns with nothing ongoing. If that is you, we will say so the same working day.
