The fee is agreed in writing first. Ring us about an agent statement, a new tenancy or a letting agent invoice and it costs nothing.
Every property deadline mapped
In the first month we go through your past returns and HMRC records. One client owed around £20,000 across Corporation Tax, VAT and Self Assessment; much of it was payments on account built on estimates, so we filed early, that part was cancelled and HMRC wrote off the interest.

You answer a few questions on the site. Mudassir reads them and replies the same working day, and if we are a fit we agree your fixed fee before any work starts.
- Week one
Records moved across for you
We complete your ID checks and write to your current accountant for your records. HMRC and Companies House authorise us as your agent.
- First month
Old returns and HMRC records checked
We go through your past accounts, returns and HMRC records. This is where unclaimed reliefs, payments on account set too high and penalties worth appealing turn up.
- By ninety days
You know what is coming up
We sit down with you on how you pay yourself and on your bookkeeping set-up, and every deadline for the year is mapped.
Who we are not right for
We do not take CIS construction subcontractor work.

What do accountants for landlords charge?
We work on a fixed fee agreed in writing before any work starts, based on how many properties you have, how they are held and what state the records are in. Calls, meetings and emails are never charged on top. You will know the figure before you commit to anything, and it does not move during the year.
Can you take over from my current accountant?
Yes. We write to them for your records so you do not have to make that call, complete your ID checks and get authorised as your agent with HMRC and Companies House. The handover is done for you with no separate charge, and the first month is free. Most landlords switch without speaking to their old firm at all.
What happens if HMRC writes to me about my rental income?
You send the letter to us and we deal with HMRC for you. Tax investigation cover is included free for every client, where other firms sell it as an add-on for £300 to £1,000 a year. Every HMRC investigation we have handled, we have won. We cannot promise an outcome, but you will not get a separate bill from us for handling it.
Do I have to change my software?
No. If your records are on a spreadsheet or in another package we can work with that. If you want to move to Xero we do the migration free, set up the bank feeds and show you how to code rent and agent fees. The decision is yours and nothing changes until you say so.
Will you do a one-off tax return for my rental income?
No. We do not take one-off Self Assessment or capital gains returns with nothing ongoing, and we do not take on cases already late in an HMRC investigation. We prepare Self Assessment for landlords and directors who are ongoing clients, because that is where we can check the past returns and the deadlines as well.
Do you work with landlords outside Cardiff?
Yes. Over 90 per cent of our clients are in South Wales, so Cardiff first, then Newport, Swansea, Caerphilly, Barry and Port Talbot, with Bristol over the bridge. Work is done remotely, in person at Titan House in Cardiff Bay, or a mix of the two. Your properties can be anywhere in the UK.
