Is your Airbnb income in good hands? Three questions.

Answer with the buttons; nothing is emailed to you.

Question 1 of 3

Does your accountant reply the same working day?

What you get

Tax investigation cover, included free

If HMRC opens an enquiry into your lettings, we deal with it and you pay us nothing extra. Other firms sell this for £300 to £1,000 a year.

Every payout matched to your bank

Airbnb and Booking.com income is reconciled month by month in cloud software. You can see what each property actually earned.

A fee you know before we start

The fee is agreed in writing up front. Ring us when a guest refund throws your figures out and it costs nothing.

What hosts tell us when they call

These are the three things we hear most from Caerphilly operators.

  • “Income comes in from three platforms and none of it is reconciled.”

He could not tell which property made money. The tax return was filed on guesswork.

  • “I do not know whether I am near the VAT threshold.”

Nobody was tracking rolling turnover, so registration would have been late and backdated.

  • “Nobody has told me how to pay myself from this.”

Two years of drawings sat on a director’s loan account that had never been explained to him.

  • What changes once we take it on

We get the platform statements ourselves and reconcile them to the bank each month. You get your numbers per property, a VAT position you can see, and every deadline mapped for the year. When HMRC writes, you send us the letter.

How this compares with a once-a-year accountant

Both file your return; the difference is what happens in between.

A once-a-year accountant

You hear from them when the return is due.

The platform statements come back to you to sort out.

A ten minute call turns up on the invoice.

HMRC enquiry cover is sold as an add-on.

With Supreme Consultants

A reply the same working day, all year.

We reconcile Airbnb and Booking.com payouts ourselves.

Calls, meetings and emails are never charged.

Tax investigation cover is included free.

Eight questions about your lettings set-up

Answer these before your next return is due.

  • Are your Airbnb payouts reconciled to the bank each month?

Payouts arrive net of fees, so the bank figure is never your income.

  • Do you know what each property earned last year?

Per property figures tell you which lease or management deal is worth keeping.

  • Is anyone tracking your rolling turnover for VAT?

Registration is backdated if you pass the threshold and nobody noticed.

  • Are cleaning and linen costs recorded as they are paid?

Cash paid to cleaners is the cost most often missed off a return.

  • Do you have a management agreement for each rent-to-rent unit?

The agreement decides whose income the booking actually is.

  • Do you know how money leaves the company and reaches you?

Undocumented drawings build up on a director’s loan account and get taxed later.

  • Would your accountant answer an HMRC letter without charging you?

Ours is included free for every client.

  • Do you know your accountancy fee for this year?

We agree it in writing before any work starts.

I just want to say a big thank you to Mudassir for all the advice, guidance and help he has provided whilst dealing with my accounts and tax returns. From start to finish the service has been excellent and professional. Unlike other accountancy firms they provide a friendly personalised service, I was very clear on the process and was even provided with additional guidance where needed. Highly recommended!

Airbnb accountants Caerphilly: questions people ask

What do Airbnb accountants in Caerphilly charge?

We quote a fixed fee in writing before any work starts, based on the number of properties, the platforms you use and whether you are VAT registered. It does not move during the year. Calls, meetings and emails are never charged on top, so asking a question costs you nothing.

Can you take over from my current accountant?

Yes. You answer the questions on this page and we do the rest. We write to your current accountant for your records, so you never have to make that call, and we get authorised as your agent with HMRC and Companies House. The handover carries no separate charge.

What happens if HMRC checks my Airbnb income?

You send us the letter and we deal with HMRC for you. Tax investigation cover is included free for every client, so there is no extra bill from us for handling it. Other firms sell that cover as an add-on for £300 to £1,000 a year. Every HMRC investigation we have handled, we have won.

Do I have to change my accounting software?

No. We work with the cloud software you already use and keep your records up to date in it. If you want to move to Xero we do the migration free. If you are keeping everything in spreadsheets and platform statements, we will set something up that suits how many properties you run.

Do I need to register for VAT on short term lets?

Short term holiday and serviced accommodation income counts towards the VAT registration threshold, so hosts with several units reach it sooner than they expect. We track your rolling turnover each month and tell you before you get there, then handle registration, the scheme choice and the quarterly returns.

Do you work with Caerphilly hosts remotely or in person?

Both. Most of the work is done remotely and you can meet us at Titan House in Cardiff Bay whenever you want to. We are in Caerphilly, Cardiff, Newport and Barry regularly. One caveat: we cannot take on a business that is already late in an HMRC investigation.
